How we chose these firms

We built this list from public information, then checked each firm by hand.

  1. 1

    Build a long list

We started with Sydney conveyancers and property law firms found through Google Maps, industry member lists and local searches across the city.

  2. 2

    Check who can act

In NSW a licensed conveyancer or a solicitor can act. We checked conveyancers against the NSW Fair Trading licence register and solicitors against the Law Society of NSW register.

  3. 3

    Check reputation

Shortlisted firms needed a strong, consistent record of Google reviews. A handful of glowing reviews wasn't enough.

  4. 4

    Read their own details

Services, fee style and service area come from each firm's own website. If a detail was unclear, we left it out rather than guess.

  5. 5

    Rank the list

Order weighs reputation, focus on residential conveyancing, experience and how openly the firm explains its fees.

What doesn't affect ranking

  • Payment. No firm pays to be listed or to rank higher.
  • Firm size or advertising spend.
  • Spotted something out of date? Tell us and we'll recheck it.

How much does conveyancing cost in Sydney?

Typical professional fees in New South Wales. Searches and other disbursements are charged on top.

ItemTypical range
Buying a home, professional fee$900 to $2,000
Selling a home, professional fee$600 to $1,450
Buying a home with a solicitor$1,800 to $4,000

Expect roughly $300 to $950 on top for title searches, council and water certificates, PEXA fees and registration charges, plus stamp duty for buyers. Price moves with whether you use a conveyancer or solicitor, strata or off-the-plan complexity, trusts or SMSF purchases, and whether the fee is fixed or hourly. See our conveyancing costs guide for every state.

Buying or selling in New South Wales: the rules that matter

The key points for Sydney buyers and sellers. Your conveyancer will explain how each one applies to your contract.

Who can do your conveyancing

Conveyancing in NSW can be done by a conveyancer licensed by NSW Fair Trading under the Conveyancers Licensing Act 2003, or by a solicitor (Australian legal practitioner) with a current practising certificate. You can do your own conveyancing, but NSW Government warns this carries significant risk.

Cooling-off: 5 business days

A buyer of residential property bought by private treaty has a 5 business day cooling-off period that starts on exchange of contracts and ends at 5pm on the fifth business day. A buyer who withdraws during cooling-off forfeits 0.25% of the purchase price to the vendor. Off-the-plan residential contracts have a 10 business day cooling-off period.

Contract with prescribed documents

Under section 52A of the Conveyancing Act 1919, the vendor must attach prescribed documents to the draft contract, which must exist before the property is offered for sale. These include a title search, drainage diagrams, a council planning (zoning) certificate, records of easements and covenants on title, a smoke alarm and loose-fill asbestos notice, and, where there is a pool, a pool compliance or non-compliance certificate.

Settlement

Settlement commonly takes place about 6 weeks after exchange, though the parties can agree a different period. All NSW land dealings must be lodged electronically (mandatory since 11 October 2021), so settlement happens on an electronic platform such as PEXA or Sympli.

Stamp duty: use the Revenue NSW duty calculator and check the first home buyer concessions. More: cooling-off periods in every state and the conveyancing process, step by step.

Check a Sydney conveyancer before you sign

It takes a minute, it's free, and it's the same check we run for every firm on this list.

  1. 1

    Ask for their licence number

A licensed conveyancer will give it to you straight away. Many show it in their website footer or on the costs agreement.

  2. 2

    Search the NSW register

Check the licence is current and matches the business name. NSW licence check

  3. 3

    Using a solicitor?

Search the Law Society register to confirm they hold a current practising certificate. Law Society of NSW register

  4. 4

    Get the costs in writing

Ask for a written, itemised quote covering the professional fee and every search and disbursement before you engage them.

Sydney conveyancing FAQs

How much does conveyancing cost in Sydney?

For a standard home purchase in New South Wales, professional fees usually run $900 to $2,000. Selling is typically $600 to $1,450. Expect roughly $300 to $950 on top for title searches, council and water certificates, PEXA fees and registration charges, plus stamp duty for buyers. Ask for a written, itemised quote before you sign anything.

Do I need a conveyancer or a solicitor in NSW?

Conveyancing in NSW can be done by a conveyancer licensed by NSW Fair Trading under the Conveyancers Licensing Act 2003, or by a solicitor (Australian legal practitioner) with a current practising certificate. You can do your own conveyancing, but NSW Government warns this carries significant risk.

Is there a cooling-off period when buying in NSW?

A buyer of residential property bought by private treaty has a 5 business day cooling-off period that starts on exchange of contracts and ends at 5pm on the fifth business day. A buyer who withdraws during cooling-off forfeits 0.25% of the purchase price to the vendor. Off-the-plan residential contracts have a 10 business day cooling-off period.

When should I contact a conveyancer?

Before you sign the contract or bid at auction. A conveyancer can review the contract and the seller's disclosure documents while you can still negotiate, and they need time to order searches before the deadlines in the contract start running.

Settlement commonly takes place about 6 weeks after exchange, though the parties can agree a different period. All NSW land dealings must be lodged electronically (mandatory since 11 October 2021), so settlement happens on an electronic platform such as PEXA or Sympli.

How do I check a conveyancer is licensed?

Check a licensed conveyancer on the NSW Government licence check (Conveyancer). For a solicitor, search the Law Society of NSW Register of Solicitors to confirm they hold a current practising certificate. It takes a minute and is free.
